“Should I buy now, or should I wait until mortgage rates come down?”
Direct Answer
Buyers are still moving forward because buying a home is rarely a decision based on mortgage rates alone. Life changes, housing needs, affordability, available inventory, and long-term goals can all matter just as much as the interest rate.
People don’t always get to schedule major life decisions around the mortgage market.
Families grow. Jobs change. People relocate to Northeast Florida. Some buyers retire or downsize. Others need more space, want to stop renting, or simply find the right home at the right point in their lives.
And we’re seeing evidence that buyers are still making those decisions.
In July 2026, Florida single-family closed sales increased just over 5% year over year, while new pending sales increased nearly 2.5%.
That doesn’t mean mortgage rates don’t matter.
They absolutely do.
Rates affect monthly payments and overall affordability, which is why I believe buyers should understand the numbers before deciding whether to move forward.
But there’s another side to waiting.
A buyer waiting for a lower mortgage rate doesn’t know what home prices, inventory, buyer competition, or rates themselves will look like when that day arrives.
That’s why I don’t think the question should simply be:
“Are mortgage rates low enough?”
A better question is:
“Does buying the right home make financial and lifestyle sense for me today?”

What can you comfortably afford?
What would the complete monthly housing cost look like?
How much cash do you want to keep in reserve?
What homes fit that budget?
What financing options are available through a qualified lender?
How long do you expect to own the home?
And most importantly, does purchasing today support your longer-term goals?

That is also why I don’t tell buyers to purchase simply because rates might rise or to wait because rates might fall.
The decision should be based on what we know today, not on trying to predict tomorrow.
