Fall is a good time for St. Johns County homeowners to inspect the roof, HVAC, gutters, plumbing, windows, irrigation, exterior areas, and other systems that can become more expensive if small problems are ignored.
Florida fall maintenance looks a little different from fall maintenance in colder parts of the country.
In St. Johns County, I’m less concerned about preparing for months of snow and more focused on what Florida weather, heat, humidity, storms, and everyday use may have done to the home during the year.
A good fall checklist includes:
Clean gutters and drainage areas. Remove leaves and debris and make sure water is moving away from the home.
Check the roof. Look for visible damage, loose or missing shingles, flashing issues, or other signs that deserve professional attention.
Service the HVAC system. After working hard through a Northeast Florida summer, fall can be a sensible time for routine maintenance and filter replacement.
Inspect windows and doors. Check seals, weatherstripping, screens, and areas where moisture or air may be entering.
Trim landscaping. Keep branches and vegetation away from the roof and exterior where appropriate.
Check plumbing. Look under sinks, around toilets, near the water heater, and around exterior faucets for signs of leaks.
Test smoke and carbon monoxide detectors. Replace batteries when needed and make sure safety equipment is functioning properly.
Check irrigation. Inspect sprinkler heads, watering patterns, and visible leaks, and adjust your watering schedule as seasonal needs change.
Clean and store outdoor items. Take care of grills, patio furniture, tools, and other outdoor equipment.
Inspect the water heater. Look for corrosion, moisture, or other signs that could warrant professional evaluation.
