The direct answer: Florida has grown considerably faster than the country as a whole.
According to the U.S. Census Bureau data shown in this graphic, Florida’s population increased approximately 8.9% from April 2020 to July 2025, compared with approximately 3.1% for the United States.
That represents roughly 1.92 million additional Florida residents.
But population growth alone doesn’t tell the whole real estate story.
For buyers and sellers in St. Augustine, St. Johns County, and Northeast Florida, the more important questions are:
Where are people moving?
Is housing supply keeping pace?
How is new construction affecting existing homes?
Are infrastructure, schools, services, and amenities supporting that growth?
And how is growth affecting the specific neighborhood and price point you’re considering?
